Notting Hill and Ibiza? On the surface, these two locations seem worlds apart. Yet, according to Knight Frank's Jack Harris, Partner in the International Residential Team, there's a surprising harmony between the chic London district and the bohemian Balearic island.
“There's a real sense of vibrancy that runs through both Notting Hill and Ibiza,” says Jack. “In Notting Hill, you've got the colourful stucco-fronted terraces and a fantastic mix of established restaurants and high-end fashion stores. It's the same in Ibiza – there's that eclectic mix of boutiques and luxury brands.”
This vibrancy extends beyond shopping. Both locations cater to those seeking a well-rounded lifestyle. Notting Hill offers everything from late-night bars to sunrise yoga studios, mirroring Ibiza's transformation into a wellness haven alongside its legendary party scene.
“Ibiza is always going to have this reputation as a party island,” says Jack, “but it's also recapturing its more holistic appeal. There's a growing focus on wellness retreats and a connection with nature – something that's also important to many Notting Hill residents.”
There's an almost mythical quality to both Notting Hill, immortalised in television and film, and Ibiza, steeped in history and natural beauty. This desirability translates into a strong property market in both locations.
“The market in Ibiza is very busy,” reports Jack. “There's a real shortage of supply – the island's finite size and strict planning laws mean there isn't a constant stream of new properties coming on to the market. International demand remains high, with Ibiza attracting not just the super-wealthy yachting crowd, but also those seeking a global yet easy-to-reach retreat.”
The ease of access between Ibiza and Notting Hill is a factor. “Ibiza is super easy to get to from London,” says Jack. “With regular flights from Heathrow, it's a perfect weekend escape for many Notting Hill residents – which further strengthens the connection between the two.”
Santa Gertrudis, a charming Ibizan village in the centre of the island, has often been dubbed the “Notting Hill of Ibiza”. However, Jackargues that international buyers are increasingly looking beyond this single location. “The focus is shifting towards the coast, particularly the southern shores," he explains. “These areas are becoming havens for wellness seekers, with a growing number of sophisticated restaurants and vegan cafes.”
One interesting similarity between Notting Hill and Ibiza is the way properties blend traditional exteriors with contemporary interiors. “Buyers want that picture-perfect facade,” says Jack, "but with a modern twist inside. In Notting Hill, it's all about light and high ceilings. In Ibiza, it's about seamless indoor-outdoor living.”
For those looking to invest in a slice of Ibizan life, Harris highlights several areas. “Santa Eulària offers a vibrant atmosphere,” he says. “Ibiza Town is perfect for those who want to be close to the airport and the action. “For a quieter escape, consider Formentera, a short ferry ride away."
