M25 Report: What makes a winning location for occupiers and investors?

But rather what are those essential ingredients that create a winning location.

A location which satisfies the needs of the occupier and, in so doing, provides the investor with a strong return. It is a question that has been occupying my mind during the production of our latest market research report – the M25 Report.  

In the Report we have identified five locations within Southern England that, in our view, present opportunity to the real estate investor over the next three years. In that ‘all will be revealed after the break’ style synonymous with Simon’s shows, please refer to the Report for the exact identity of our winning locations. But to my mind, one or more of the following broad characteristics need to be in evidence in a winning location: 

  1. A significant, recent enhancement in connectivity via infrastructure improvements
  2. Upgraded public realm and amenity through urban regeneration
  3. Long-standing imbalances between supply and demand 
  4. Evidence of rental growth, with clear scope for more strong talent pools with the infrastructure to supply more brain power going forward
