Exeter, Devon
There are cultural delights to be found at every turn in this historic city, from the Gothic architecture of Exeter Cathedral to the eclectic mix of independent boutiques and cafés that line the beautiful quayside. “With the rise of remote and hybrid working, young families are moving to the city earlier,” says Louise Glanville, Partner in Knight Frank’s Exeter office. “You can be near award-winning beaches while enjoying all the benefits of an urban lifestyle.” On average expect to pay around £750,000 for a four-bedroom property.

Sevenoaks, Kent
With its historic charm, bustling high street and swift train links into the capital, Sevenoaks offers country living with convenience. Its excellent schools hold particular appeal; “More families are leaving London at an earlier stage in life for primary as well as secondary schooling in Sevenoaks,” explains Mark Waldron, Associate in Knight Frank’s Sevenoaks office. Expect to pay from around £850,000 for a three-to-four-bedroom house, while larger properties can sell from £2,500,000 upwards.

Battersea, London
With fantastic green spaces, easy access to central London and the cultural hub of Battersea Power Station on their doorstep, residents of this dynamic neighbourhood enjoy the very best of city living. “Both families and young professionals are choosing to call Battersea home,” says Jack Alisiroglu, Head of Battersea & Riverside Lettings. “The area offers many types of property to choose from, including period houses and brand-new luxury apartments.” A two-bedroom flat costs on average £800,000 to £1,250,000 to buy, or £3,000 to £5,000 per month to rent, while a three-bedroom house is around £1,000,000 to £2,000,000, or £3,500 to £6,000 monthly to rent.

Guildford, Surrey
The historic market town of Guildford is enviably positioned next to the picturesque Surrey Hills while being within close reach of the capital. “It attracts buyers with its world-class schools, quality culture and dining - including restaurants like The Ivy - and high-end leisure facilities such as Surrey Sports Park, where the Harlequins rugby club train,” says James Ackerley, Head of town sales in Guildford. Typically you should expect to pay £650,000 for a three-bedroom home in the town centre, while larger properties with views and substantial gardens can sell for in excess of £5,000,000.

Marylebone, London
Marylebone remains one of the most in-demand locations in Prime Central London, with new prospective buyers up 14.2% in 2024 compared to the five-year average. Seamlessly blending a peaceful, village-like atmosphere with a vibrant spirit, the area is also home to one of the best high streets in the capital. “From family homes on charming garden squares to properties just steps away from lively city streets, Marylebone offers a wide range of options,” says Daniel Sugarman, Interim Head of Marylebone Sales. A two-bedroom flat costs around £1,500,000, or £3,700 monthly to rent, while you could pick up a three-bedroom home for circa £2,500,000, or £6,000 monthly to rent.
